Evers & Co. President Donna Evers Notes Fast Washington, D.C. Area Housing Market Turnaround, Predicts Positive Price Increase for 2010

Washington, D.C. - In her June 2010 housing market report for the Washington, D.C. Metro area, Evers & Co. Real Estate President and Broker Donna Evers reports an average dollar volume of sales increase of 13 percent over last June. Washington, D.C. posted the biggest jump with 18.25 percent, while Montgomery County and Fairfax County saw respectable growth numbers of 11.8 percent and 9.29 percent. The dollar volume of sales increase has averaged 23 percent over the first half of this year.

The region saw a 3.7 percent average increase in prices with Fairfax County showing the biggest surge at 10.3 percent over June of last year. "Last year was clearly the bottom of the market," said Evers. "The thirteen month streak of increased dollar volume of sales is a solid indicator, and with Metro area prices increasing 3.6 percent for the first half of the year over 2009, suggests we'll end 2010 with prices on the plus side. Since price is the last factor to recover during a downturn, we're in good shape for a positive end of summer and fall in the housing market."

The housing inventory in June for the close-in jurisdictions was 4.5 month's supply, which Evers noted is "low and healthy." The rapid increase in sales volume and the steady growth of prices indicates that the Metro area is in strong recovery mode.

"While the stock market took a tumble over the past few months and scared off some home buyers, especially in the upper brackets, the reality that interest rates are at their lowest point since the early 1970s represents a tremendous savings opportunity for consumers in all price ranges, and should continue to fuel the housing market throughout the coming months." *Statistics are taken from the Metropolitan Information System for three areas: Washington, D.C., Montgomery Country, Maryland; and Fairfax County, Arlington, Alexandria and Falls Church in Virginia.
